Who we are

Two decades of Colorado real estate, under one roof.

Colorado Home Source is a full RE/MAX Alliance team — twenty-one broker associates plus a dedicated marketing, listing and closing staff — working the Front Range out of our office on Baseline Road in Boulder.

We describe ourselves plainly: Front Range real estate experts. That means the whole arc of a move is handled in-house — pricing and market analysis, staging and marketing strategy, showings and negotiation, and the closing paperwork that decides whether a deal actually finishes on time. Sellers get a listing that is priced to the current market and marketed hard; buyers get a representative whose only job is their side of the table.

Behind the brokers is a support bench most solo agents can't offer: a Director of Marketing and Inside Sales, a dedicated office manager, and management focused on negotiation, listing coordination and marketing. It means your listing isn't waiting on one person's calendar — presentation, follow-up and paperwork all have someone whose job they are.

The team has been in RE/MAX's Platinum Club since 2000 and the Chairman's Club since 2005, with Hall of Fame recognition and a Top-25 ranking across the Rocky Mountain Region. Those are milestones you earn one closing at a time, over more than twenty years in the same market — not a launch-week promise. And because we're part of RE/MAX Alliance, a listing here reaches one of the largest referral and relocation networks in Colorado, not just a single office's contacts.

How we work

A move has a lot of moving parts. Here's how we run each one.

The difference between a smooth sale and a stressful one is usually the process behind it. These are the tracks we run — the same ones behind our published numbers: listings that sell at 97.37% of list price in an average of 66 days, and 97.9% that close on time.

Selling your home

From first walkthrough to a closed, funded sale — priced right, marketed everywhere buyers look.

  1. Consultation & valuationWe walk the property and build a comparative market analysis from current Front Range data — not a guess, and not an inflated number to win the listing.
  2. Prep & positioning strategyWhere a repair, a de-clutter or a staging change earns back more than it costs, we say so; where it won't, we say that too.
  3. Pricing to the marketWe price to sell in a reasonable window, not to sit. Our listings have averaged 97.37% of list price against a 96.7% MLS benchmark.
  4. Marketing & showingsProfessional presentation, full MLS syndication and coordinated showings, so the home reaches the buyers actually shopping your price band.
  5. Negotiation & on-time closeWe negotiate the offer, manage inspection and appraisal, and shepherd the file to closing — 97.9% of ours close on schedule.

Buying with us

An Accredited Buyer Representative working your side of the deal from search to keys.

  1. Search & strategy sessionWe start with your must-haves, your budget and the communities that fit — from in-town Boulder to the mountain towns and the growing Denver and Fort Collins suburbs.
  2. Touring & honest readWe tour homes with you and give a straight assessment of condition, value and resale — the good and the concerns.
  3. Offer & negotiationWe build an offer that competes without overpaying, backed by current comps, and negotiate terms, inspection items and credits on your behalf.
  4. Inspection to closingWe coordinate inspection, appraisal, lender and title so the timeline holds and there are no surprises on closing day.

Where we work

The Front Range, corner to corner.

From the anchor cities to the fast-growing suburbs and the mountain towns, these are the Colorado communities we serve. Each has its own market — Boulder's is not Denver's, and the mountain towns move on their own rhythm — and knowing those differences is a large part of pricing and buying well here.

Good to know

Questions we hear a lot.

What areas do you cover?

We work the whole Front Range — Boulder, Denver and Fort Collins, plus communities like Arvada, Broomfield, Erie, Golden, Lafayette, Longmont, Louisville, Niwot, Superior, Wheat Ridge, Westminster, Thornton, Berthoud, Dacono, Firestone and Frederick, and the foothills and mountain towns including Nederland, Lyons and Eldorado Springs.

Do you represent buyers as well as sellers?

Both. Our team includes Accredited Buyer Representatives who work exclusively on the buyer's side, as well as listing specialists for sellers. Whichever side of the move you're on, someone's job is your side of the table.

What do the CRS and ABR designations actually mean?

Certified Residential Specialist (CRS) is an advanced designation for experienced residential agents. Accredited Buyer Representative (ABR) is specialized training in representing buyers. We also hold the Certified Short Sale Specialist designation for situations that call for it.

How quickly do homes tend to sell with your team?

Our listings have averaged 66 days on market against a roughly 90-day MLS benchmark, selling at about 97.37% of list price, with 97.9% closing on time. Every home and market is different, but that's the track record over 20+ years on the Front Range.

How do I get started?

Call us at (303) 543-5720 or send the form above with a little about your home or your search. Consultations are by appointment and there's no obligation — we'll set up a time and give you an honest read.
